How Can I Help Improve My Subdivision Values?

This is a question that comes up from time to time, usually from a homeowner who keeps their property up, but is somewhat frustrated with how the neighborhood in general is looking.
Although emphasis is usually placed on making improvements to your own individual property, there are things that neighborhoods and subdivisions as a whole can do that will help improve subdivision values.
Buyers are more likely to give more value to the subdivisions with consistently well-kept homes with manciured yards than the neighborhoods where the well-kept homes and manicured yards are hit-and-miss.

If a lot of homes need improvement, every other month the award could go to a "most improved yard" or "most improved property," which hopefully would encourage those homeowners to participate. Otherwise, those homeowners may feel they could never compete with the homes that are already beautiful.
A newsletter or flyer would certainly be much easier and less confrontational than going to individual homeowners and suggesting that they bring their properties up to par! As you can imagine, that usually does not have the desired effect!
Mailboxes are important, too, and are often overlooked. They should be kept freshly painted, straight (not halfway falling over) and not all dented up.
It's also important that the subdivision entrance be attractive, manicured and inviting. See: "What Can an HOA Do to Improve Subdivision Values?" Even if you don't have an HOA (Homeowner's Association) or if it is not in the HOA budget, sometimes neighbors will take it on as a project to take care of the subdivision entrance. It can be a great way to get to know your neighbors better while taking on something that is important to you. It can actually be quite rewarding if you have a little time to devote to the project.
